Holy Shmoly! I just found out the house across the street that's being renovated is going to be listed at $450k! Geez! It's basically my house + a fireplace + a staircase instead of a pull-down ladder + a bathroom on the top floor. I do not think those add up to $115k. Yikes.
We did our best and came in 2nd out of 5 offers. We're an official backup choice, which you have to sign a contract for. This was our ideal location, so it's a bummer we didn't land it, but WHAT YA GONNA DO?
We actually viewed that one today. It needs a LOT of work. Still, it will definitely go fast and someone will either flip it or fix it for themselves. There were a bunch of realtor cards on the coffee table.

They did indeed purchase and renovate it in a month. We were concerned, but they got every necessary permit for the work and it all looked legit when we viewed the house. Hopefully if anything is wonky it shows up in inspection.
When we toured a house in Sabin that we almost bought, Shannon had a lot of critiques about the quality of the remodel work. She was much more confident in this one.

I'm happy for you! And you can borrow all sorts of yard tools from me - I'm right down the way. Cool that you're so close to Alberta park and dekum triangle stuff. Be sure to test for radon! I don't want you hanging in that basement without a proper radon mitigation system in place (if needed - but it's likely). If you want the name of the guys I had install mine, let me know. Totally legit small business, really happy to get my business, and cheaper than the main radon outfit in town.

One thing that I haven't mentioned: THERE IS A HOT TUB. It had nothing to do with our decision to buy, and we kind of assumed it was just broken, but apparently the seller has already told our realtor that he plans to fix it for us. "Just needs a $500 part."
YEP! We went there the first day we looked at the house. Really stoked to be so close to it, the brisket sandwich was on point. THIS IS THE LONGEST MONTH OF MY WHOLE LIFE.
