I coulda bought a house in Portland in 1999 when they cost only a nickel. My parents even floated the idea back then and I was like "no way man I gotta be free." Now who is the fool
I didn't mean that you sounded pretentious! Just that $450k seems so unattainable to me, even AS a privileged tech worker. But I didn't start saving money until I was 30 cause of grad school debt, so that's probably a factor.
I'm just so damn lucky to have the basement apartment I can rent out (and really chill tenants). Seriously, one of the biggest motivators of buying a place with a basement apartment was my fear that I would have to lose my house someday and the knowledge that I could always just move down into that basement and rent the top if things got bad.
Ooh! Speak of the devil, look at this cute house with a rentable basement:
Yeah, you played it really well. Kudos for sure. I had that scheme in mind but the right place just didn't show up. I'm always jealous when I see houses with rentable ADUs.
Yeah, MJ, I didn't factor in mortgage insurance, which is definitely a factor if you're putting down less than 25%. Hey - don't you have a basement you could convert to an ADU if you wanted to/had the funds?
nothing is worse than living in a house with roommates and sharing a kitchen and everything. Nothing nothing on the earth or in history i would rather live in Hell itself for a billion years than ever live with a roommate again
this is the main thing about Soviet-era Russia that stresses me out when I think of it. How everyone suddenly had to live in a single room with 8 random strangers and no heat.

(THE GULAGS WERE PROBABLY WORSE THAN HAVING ROOMMATES FOR EXAMPLE BUT WHO CAN KNOW FOR SURE)
If you've got plumbing down there and everything, you can probably add a kitchen for $5k-$15k. I make $12k/yr on my basement apartment, so that money would come back real quick.
Just FYI! But I don't know if you have a separate entrance, which is also a thing.
i know right?? in the town where we really want to live, houses are going for like $370,000. For a 3 bedroom lovely victorian walking distance to town!!!! And still we are like, that's too expensive, so we're looking at a town 15 minutes away where everything is $100,000 cheaper, it's crazy.
I guess it's as opposed to "formal living"? I don't know anyone who lives formally, but I bet there are some out in the monied suburbs.
I went to a house show in Bethesda the other night, and not only did they make us take off our shoes (NBD) they had a bunch of surgical booties to put over our socks if we preferred. They had a big stockpile of hundreds of surgical booties. They also had a huge bowl of grapes (off the stems). Maybe that is formal living.
that was the other thing. It was the oldest crowd I've ever seen at a house show. No one under like 23. some chatty professional-looking drunk ladies that wouldn't shut up. homeowner seemed early 40s. wife had "peanut-free mom" vibes. god i sound so judgmental! it was nice of them to open their home up.
BAZAN + JURADO, LIVE IN BETHESDA, PROFESSIONAL DRUNK LADIES WELCOME, MUST REMOVE SHOES AND EAT SEED-FREE, STEM-FREE GRAPES. $50, INCLUDES FREE GLASS OF BUBBLY AT 10PM, MUST BE OUT OF HOUSE BY 11:59PM

Really though, I overheard a conversation where this guy has been a landlord since the 90s and he was pretty chuffed at how well he's doing.

5% downpayment = $18,000
Mortgage = $1784/mo
Rental income from basement = $700
But don't forget, renting has major advantages, too! I'm going to have to replace my SEWER in the near future. Yuck.
